FAQ

What buyers ask before they decide

Can a foreigner buy property anywhere in Oman?
No. In June 2026 the Ministry of Housing and Urban Planning confirmed that foreign ownership stays in designated areas: integrated tourism complexes, future cities such as Sultan Haitham City, Al Thuraya City and Al Jabal Al Aali, and integrated neighbourhoods such as Surouh. GCC citizens have their own rules.
What is the difference between the Golden Residency and owner residency?
The Golden Residency is a 10-year renewable investment programme from OMR 200,000; its property route is a completed, title-deeded unit in an integrated tourism complex. Owner residency has no minimum value and lasts while you own the property.
Does the residency cover my family?
Yes. The Golden Residency covers the spouse and children with no limit on number or age; owner residency covers the spouse and first-degree relatives, with children exempt from the age condition under set controls, ending with the owner’s.
I bought off-plan. Can I get a visa before handover?
Under Decision 87/2026, a buyer of a plot ready for construction or a unit not yet registered gets a sponsor-free 6 to 12-month visa, extendable once for a similar period, on a certificate from the competent authority, staying up to 3 months per entry. The Golden Residency’s property route requires a completed unit.
What does buying cost?
Registration at the Ministry of Housing is usually 3% of the value, VAT is 5% only on a developer’s first sale, then annual service charges set by each complex. There is no annual ownership tax.
Is this legal advice?
No. It summarises what the authorities published up to October 2026. Conditions can change, so we confirm them for your case before any commitment.
